1. About these terms

These terms govern your use of our websites and landing pages, including go.northernretreats.co.uk and northernretreats.co.uk (together, the "Site"), and any enquiry, revenue estimate, proposal request or communication you make through them. By using the Site you agree to these terms. If you do not agree, please do not use the Site.

The Site is operated by Northern Retreats Ltd, a company registered in England and Wales (company number 15093975), registered office 6 Bramble Grove, Pool-In-Wharfedale, LS21 1TW. Contact: hello@northernretreats.co.uk 

These terms cover use of the Site only. If you engage us to manage or co-host a property, that relationship is governed exclusively by a separate written Management Agreement. Nothing on the Site forms part of that agreement unless expressly incorporated into it.

2. What we do

Northern Retreats provides short-term rental management and co-hosting services to property owners. We act as the owner's agent. We do not own, let or sell the properties we manage, and we are not an estate agent, letting agent for long-term tenancies, mortgage adviser or financial adviser.

3. Revenue estimates, projections and marketing figures

  • Any revenue estimate, income projection, occupancy figure, nightly rate, case study, comparison or "earn up to" figure on the Site or provided in response to an enquiry is indicative only. It is based on the information you supply, historic market data and assumptions that may not apply to your property.

  • Short-term rental income varies with seasonality, location, property condition, competition, platform algorithms, reviews, regulation and events outside our control. Past performance of other properties is not a guarantee of future results for yours.

  • Estimates are not an offer, a promise, a valuation for lending or tax purposes, or financial advice. Do not make a purchase, financing, mortgage or investment decision in reliance on them without independent advice.

  • We are not liable for any decision you make based on estimates or marketing figures, except where such liability cannot be excluded by law (see section 10).

4. Enquiries, proposals and no contract via the Site

  • Submitting a form, requesting a call or accepting a proposal by email does not create a contract for management services. A contract is only formed when both parties sign a Management Agreement.

  • We may decline to provide a proposal or take on any property at our discretion, including where the property does not meet our standards, planning or licensing requirements, or is outside our operating area.

  • You confirm that any property details you submit are accurate and that you are the owner of the property or authorised by the owner to make the enquiry.

5. Your responsibilities as a property owner

Information on the Site about short-term letting is general in nature. You remain responsible for confirming, before letting your property, that you have: any necessary mortgage lender, freeholder, leasehold or head-landlord consent; appropriate insurance; compliance with planning, licensing and registration requirements (including any local authority 90-night or change-of-use rules, and the national short-term let registration scheme where in force); gas, electrical and fire safety compliance; and appropriate tax registrations and advice.

6. Acceptable use

You must not: use the Site for any unlawful purpose; submit false, misleading or third-party personal data without authority; attempt to gain unauthorised access to the Site, its servers or connected systems; introduce malware; scrape, copy or harvest content or data; or use the Site to send unsolicited communications. We may block access or delete submissions that breach these terms.

7. Intellectual property

The Site and its content — including text, design, logos, photographs, videos, revenue calculators, brand names and the "Northern Retreats" name and marks — are owned by or licensed to Northern Retreats Ltd and are protected by copyright, trade mark and other intellectual property laws. You may view and print pages for your personal or internal business use in evaluating our services. You may not otherwise copy, reproduce, republish, distribute or commercially exploit any content without our prior written consent.

Property photographs shown on the Site are used with the permission of the relevant owners and may not be reused.

8. Communications

By providing your contact details you agree that we may contact you about your enquiry by email, telephone and — where you have opted in — WhatsApp. Marketing communications are governed by our Privacy Policy and you can opt out at any time. Calls may be recorded for training and quality purposes; we will tell you at the start of a call if it is being recorded.

9. Third-party links and platforms

The Site may contain links to third-party websites and platforms such as Airbnb, Booking.com, Google and review sites. These are provided for convenience. We do not control and are not responsible for their content, availability or terms, and a link does not imply endorsement. Your use of any third-party platform is subject to that platform's own terms.

10. Liability

  • Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law.

  • The Site and its content are provided "as is" for general information. We make reasonable efforts to keep content accurate and up to date but do not warrant that it is complete, accurate, error-free or suitable for your particular circumstances.

  • If you are a business user: we exclude all implied conditions, warranties and representations; we are not liable for any loss of profit, revenue, business, contracts, goodwill or data, or for any indirect or consequential loss, arising from your use of or reliance on the Site; and our total liability to you in connection with the Site is limited to £500.

  • If you are a consumer: we are responsible for foreseeable loss or damage we cause by breaching these terms or failing to use reasonable care and skill. We are not liable for loss that is not foreseeable, or for business losses. Nothing in these terms affects your statutory rights.

  • We do not guarantee that the Site will be available, uninterrupted or free from viruses. You are responsible for your own virus protection.

11. Privacy

Our use of your personal data is described in our Privacy Policy, which forms part of these terms.

12. Changes and suspension

We may update these terms, the Site and our services at any time. The version in force is the one published on the Site at the time you use it. We may suspend or withdraw the Site without notice.

13. General

  • If any part of these terms is found unenforceable, the rest remains in force.

  • Our failure to enforce any right is not a waiver of it.

  • These terms are between you and Northern Retreats Ltd. No third party has rights under them.

  • We may transfer our rights under these terms to a successor business; we will tell you if we do.

14. Governing law and jurisdiction

These terms are governed by the laws of England and Wales. Business users agree that the courts of England and Wales have exclusive jurisdiction. Consumers may bring proceedings in England and Wales, or in Scotland or Northern Ireland if resident there.

15. Complaints and contact
